In 2023, Westmont Living transitioned from their previous marketing partner, ConversionLogix, to ConversionFormula to improve occupancy rates across its portfolio. By December 2024, their average occupancy had risen to 85.28%, surpassing the industry average of 82.4%. One standout community achieved an impressive 98.9% occupancy, nearing full capacity. This represents an overall 10.02% increase from the final 75.26% occupancy recorded under ConversionLogix.

How We Achieved These Results

  • This case study was built using occupancy data provided by Westmont Living during their partnership with ConversionLogix, covering the period up to August 2023, when Westmont officially began transitioning to ConversionFormula. We compared this data to occupancy rates throughout the year 2024 under ConversionFormula’s management, culminating in December 2024. This allowed us to analyze the most comprehensive and representative data set, ensuring that the comparison reflects long-term trends and sustainable growth.
  • To calculate the revenue increase from occupancy improvements, we first determined the number of occupied units by multiplying the total number of units at each community by the occupancy percentage for both ConversionFormula and ConversionLogix. This provided the occupied units under each provider. We then calculated the monthly revenue by multiplying the occupied units by the average monthly rate of $5,586. The difference between the monthly revenue under CF and CL was calculated to show the revenue increase for each community. Finally, we summed the revenue differences across all communities to determine the total increase in monthly revenue and calculated average occupancy rates for CF and CL to compare overall performance.
  • By December 2024, the 85.28% average occupancy achieved by Westmont Living reflected a significant improvement over their previous provider and resulted in an additional $1,608,683 in monthly revenue across their portfolio. The highest-performing community, with an occupancy rate of 98.9%, demonstrated near-full capacity—further underscoring the effectiveness of ConversionFormula’s strategies.
